Central Park Tower files for 2027 — luxury above, shops below

A 19 × 17 site facing Central Park is assessed at $600 million in land alone. It will be the largest residential filing in Midtown since 111 W 11th.

Midtown Man A · Man A · C5-3

The northern edge of Midtown Man A is getting a new tallest neighbour. Central Park Tower, filed with the Registry as a D8 luxury elevator building in C5-3 zoning, is scheduled for 2027 with commercial space on the ground floor and apartments above.

The site is 324 blocks² and faces the 1,925-block park that gives the tower its name. Land alone is assessed at $600 million, more than the total value of most complete buildings in the borough.

No owner is recorded yet. City Hall says the developer will be disclosed when the first floor is placed.
