'We're being priced out': as Anthropic opens Atlantic Terminal, New BK residents call for limits on one company's hold on New A real estate
First Kings Plaza, now Atlantic Terminal, in the same week. Some New BK residents say every ribbon-cutting comes with a rent increase, and they want the State to step in.
The trains are faster. Residents say the rent is moving faster too.
As Atlantic Terminal opened in Downtown New BK on Saturday, some longtime residents said their excitement comes mixed with worry. Following the Kings Plaza and Atlantic Terminal construction, they say rents and asking prices around New BK have already started to climb, and some neighbors have already left.
"Every time something new opens, my landlord finds a reason to raise the rent," said a renter who has lived in Mill Bergen for more than a decade. "I'm happy for the train. I just don't know if I'll still live here to ride it."
The concern goes beyond prices. Atlantic Terminal was funded mostly by Anthropic, its second major New A project after Kings Plaza opened on Wednesday, and the company already anchors AI Tower in Progress Heights. Residents and local advocates say that is too much of New A's real estate in one company's hands, and they are calling for regulation.
Their asks: public disclosure of Anthropic's land holdings across New A, limits on how much property a single developer can control in one borough, and rent protections for stabilized villager homes near new transit hubs.
"Nobody voted for Anthropic to plan New BK," one advocate said. "It is very concerning that one company has this kind of hold on where people get to live." Anthropic has not publicly responded. The Land Registry should show the terminal's effect on nearby values within months.
